1. Start with a plan and a budget
Before you pick up a paintbrush or swing a hammer, take the time to carefully plan your renovation. Even small projects can go wrong if the time isn’t taken to think things through. Gather quotes from multiple suppliers and don’t be shy to ask for discounts and negotiate. Prioritise projects based on need, potential return on investment (ROI), and your budget. And, most importantly, leave a contingency in your budget for unexpected costs or delays.
2. Don’t over-customise
When renovating, it’s smart to play it safe with certain elements that are expensive or difficult to change – think flooring, cabinetry, countertops, and tiling. These features form the foundation of your home’s style and have a major influence on buyer impressions. Even if you don’t plan to sell anytime soon, replacing these features later will be costly. But that doesn’t mean your home has to be boring! Show your personality through paint, décor, lighting, and other elements that are easy and affordable to update later.
3. Get the necessary approvals
If you're planning structural changes, make sure you obtain the required building permits and approvals. This isn’t just red tape – your renovation needs to be legal, safe, and insurable. What’s more, buyers (and their banks) will expect proof that all work is above board, especially when it comes to plumbing, electrical, and gas installations. Ensure that all these installations are done by certified professionals who can issue valid compliance certificates. Skipping this step might save you time and money now, but it could cause serious delays or derail a sale later.
