Why some homes sit on the market longer than others

Pricing missteps, presentation issues and market conditions are key factors behind slower home sales.

Some homes sell very quickly, while others stay on the market for months without attracting serious interest. Understanding why this happens can help sellers position their property better and achieve a quicker, more successful sale. According to Adrian Goslett, CEO and Regional Director of REMAX Southern Africa, one of the most common reasons homes linger on the market is because they are priced incorrectly from the outset.

“Overpricing is one of the biggest mistakes a seller can make. Today’s buyers are well-informed and are quick to recognise when a property is not aligned with market value. While it may initially receive interest, that interest rarely converts into offers, and over time the listing can become stale.”


Beyond pricing, presentation plays a critical role in how quickly a property attracts buyers. Homes that are poorly maintained, cluttered, or lacking in visual appeal often struggle to make a strong first impression. In a competitive market, buyers tend to gravitate toward properties that feel move-in ready or offer a clear lifestyle appeal. Marketing also plays an important role. If a property is not promoted properly, with quality photos and appealing descriptions, it may not reach the right buyers. Limited exposure can significantly reduce the number of potential buyers viewing the home, which in turn slows down the sales process.


External market conditions also influence how long a property remains unsold. Factors such as interest rates, economic uncertainty, and seasonal trends can affect buyer activity. In slower markets, even well-priced and well-presented homes may take longer to sell simply due to reduced demand. Goslett adds that seller flexibility can make a meaningful difference. “Sellers who are open to negotiation, responsive to market feedback, and willing to make necessary adjustments are far more likely to secure a sale within a reasonable timeframe.”
